Best Turkey Citizenship by Investment Lawyers & Advisers (2026)

A Turkey citizenship by investment lawyer should explain the qualifying investment options, the due-diligence checks and who files your application before you commit funds. Compare 12 law firms and advisers by credentials, regulator, fees and programme expertise.

Firm listings last checked by GVL: 14 October 2026

Bar-number check: 2 of 12 listed firms have a lawyer with a verified bar number. How we verify

Quick answer: this directory lists 12 Turkey Citizenship by Investment providers, unranked, with paid profiles listed first. One independent firm has passed GVL's full firm credentials check, a separate review from the bar-number count: Harvey Law Group. Use the filters to narrow by provider type, language and fees.

A Turkey citizenship by investment lawyer should confirm which of the seven qualifying investments you will use, get the correct authority's attestation and make sure the title deed or account restriction is recorded properly. The property route needs real estate worth at least US$400,000, with a three-year no-sale restriction on the title deed.

Turkish citizenship by investment is exceptional acquisition under Article 12 of Turkish Citizenship Law No. 5901, granted by decision of the President. There is no donation route: property, deposits, bonds, fund shares and pension contributions stay in your name but are locked for three years. Figures are from the Presidency's Invest in Türkiye guide, checked 26 Sep 2026.

What Are the Turkey Citizenship by Investment Thresholds?

Real estate: at least US$400,000, with a title-deed restriction on resale for at least three years, attested by the Ministry of Environment, Urbanization and Climate Change (Invest in Türkiye).

Fixed capital investment: at least US$500,000, attested by the Ministry of Industry and Technology.

Bank deposit: at least US$500,000 in banks operating in Türkiye, not withdrawn for three years, attested by the Banking Regulation and Supervision Agency.

Government bonds: at least US$500,000, not sold for three years, attested by the Ministry of Treasury and Finance.

Real estate or venture capital investment fund shares: at least US$500,000, not sold for three years, attested by the Capital Markets Board.

Private pension: at least US$500,000 kept in the private pension system for three years, attested by the Insurance and Private Pension Regulation and Supervision Agency.

Job creation: employing at least 50 people, attested by the Ministry of Labor and Social Security.

What Should a Turkey Lawyer Check on a Citizenship Property Purchase?

Ownership passes only on registration at the land registry. A notarised preliminary sale contract is a commitment to transfer, not a transfer. Mortgages, liens and other restrictions must be checked before the land registry procedure starts (Invest in Türkiye).

The purchase application must state that the property is bought for citizenship, the title deed must record that purpose, and you must declare that you will not sell for three years. After registration, the owner receives a certificate of eligibility to apply for residence or citizenship.

The land registry file needs a current market-value document from the municipality, compulsory earthquake insurance for buildings, photographs of the parties, and a certified interpreter if either party does not speak Turkish.

Foreign individuals may hold up to 30 hectares in Türkiye and cannot buy in military zones. Purchases are refused once foreigners hold 10% of a district's private-property area.

Can You Buy Turkish Citizenship Property From Abroad?

Yes, through a representative with a power of attorney. A power of attorney issued abroad must name the transaction, be in the language of the issuing country, carry a photograph, be apostilled (or certified by a Turkish consulate if the country is not a Hague Convention party), and come with a notarised Turkish translation (Invest in Türkiye). For residence permits and other immigration work, see the Turkey immigration lawyer directory.

    Frequently Asked Questions

What is the minimum investment for Turkish citizenship?

US$400,000 in real estate, held for at least three years under a title-deed restriction. The other capital routes (fixed capital, bank deposit, government bonds, fund shares and private pension) each need at least US$500,000. Job creation needs at least 50 employees.

Can I sell the property after getting Turkish citizenship?

Not for three years. The title deed carries a resale restriction, and you declare at purchase that you will not sell during that period.

Who confirms that my investment qualifies?

It depends on the route: the Ministry of Environment, Urbanization and Climate Change for property, the Banking Regulation and Supervision Agency for deposits, the Ministry of Treasury and Finance for bonds, and the Capital Markets Board for fund shares.

Do I need to be in Turkey to buy the qualifying property?

No. A representative can act under a power of attorney, which must be apostilled or consular-certified and come with a notarised Turkish translation.

Does buying property in Turkey also give residence?

Yes. Foreigners who buy property in Türkiye can get renewable short-term residence permits under Law No. 6458 on Foreigners and International Protection.
