Greece's digital nomad route, in Article 68 of Law 5038/2023, gives non-EU remote workers a national (type D) visa for up to 12 months, which can be converted into a residence permit. The main applicant needs at least €3,500 a month net of tax, plus 20% for a spouse or partner and 15% for each child (checked 26 Sep 2026).
It is a remote-work route, not an investment route: no property purchase is required. The applicant must not work for an employer based in Greece, and accompanying family members may not work or carry on any economic activity there.

To stay beyond the visa, apply for a type I.8 residence permit to the aliens and migration directorate of the Decentralised Administration where you live, before the visa expires. Under the 2024 supporting-documents decision, that permit can also be requested after entry on a Schengen visa or visa-free. It carries a €1,000 fee and needs a lease, purchase or use agreement for your home and private health insurance.
Law 5038/2023 as published set that permit at two years. The Migration Code has since been amended, so ask counsel to confirm the current term and renewal conditions before you plan a longer stay.
Whether your income clears €3,500 after the tax actually withheld abroad, not before it; whether a freelancer file shows more than one foreign contract; and whether an owner-managed company has registry and website evidence the consulate will accept.
Timing matters too: the permit application must go in before the visa expires, and family members need their own visas, which end with yours. Greek tax residence is a separate question from the permit; ask for a written tax view before you arrive.
