How the Cyprus Golden Visa cost calculator works
The starting investment is €300,000 for every route. The main applicant's spouse, minor child or qualifying study-route adult child does not increase it. Each non-dependent adult child does: one changes the minimum to €600,000 and two change it to €900,000.
The published government-fee subtotal starts with the €500 main-family application charge and adds €70 for every applicant assumed to need an Alien Registration Certificate. A separate spouse permit adds another €500 when selected. The policy explicitly requires adult children using either study route to submit their own applications, so the calculator adds a separate application charge for each of them. It does not invent an extra filing fee for non-dependent adult children: the higher-investment section does not say whether they make another charged application, so that amount must be confirmed.
The secured-income row is not included in fees or total capital. The main family begins at €50,000 a year, then adds €15,000 for a spouse and €10,000 for each dependent child. Every non-dependent adult child must prove €50,000 separately, with the same spouse and minor-child additions for their own family.
For an ordinary property application, official receipts must show at least €300,000 excluding VAT paid when filing. When the adult-child multiplier is used, the calculator instead shows the official 66% minimum for the multiplied property value. Either figure is part of the full investment and is not added again to the subtotal.
The four qualifying investment routes

The investment must be maintained. Selling or withdrawing it without immediate replacement by another qualifying investment of equal or greater value can cancel the permit.
The investment funds must be proved to have come to Cyprus from abroad. For a property purchase, the payment evidence must also show that the investment money was not obtained through domestic borrowing.
What the Cyprus Golden Visa cost calculator excludes
Both property routes require €300,000 plus VAT where applicable. The calculator does not invent a VAT amount because the treatment depends on the property and transaction. Property transfer fees are also excluded. The Department of Lands and Surveys states that no transfer fee is charged when VAT was paid for the same property; otherwise its published 3%, 5% and 8% bands are generally reduced by 50%, subject to exceptions. Land Registry costs are also excluded, including the published €50 sale-contract deposit fee where a contract is filed.
Routes B, C and D require evidence of separate accommodation in Cyprus. Route A can also require another property when the investment home's bedrooms do not meet the family's needs. Any related rent or purchase cost is excluded, as are conveyancing, Land Registry work, due diligence, valuations, insurance, translations, certifications and adviser fees unless you enter them.
The estimate assumes every applicant needs a new ARC. If someone already has one, subtract €70 for that person. Adult cards expire after ten years and must be replaced; cards for underage dependants are valid only until age 18. Future card renewal or replacement is excluded from the initial total. The current Migration Department announcement publishes a €50 fee with the MIP2 renewal form, but does not clearly state how that fee applies across a family or application, so confirm it before filing.
Adding a family member after approval is also outside the initial subtotal. The published schedule charges €50 for each person added, plus €70 where that person needs a new ARC.

Does a spouse or dependent child increase the €300,000 investment?
No. The base investment covers the main applicant, their spouse and dependent children. The annual income test rises by €15,000 for the spouse and €10,000 for each dependent child. Only non-dependent adult children using the higher-value-investment rule multiply the qualifying investment.
How does the adult-child multiplier work?
The investment is €300,000 for the main family, €600,000 with one non-dependent adult child, and €900,000 with two. For either property route, at least 66% of that multiplied value must be evidenced as paid when filing; the calculator shows this as part of the investment, not an extra cost. Each non-dependent adult child must separately show at least €50,000 of secured annual income, plus €15,000 for their spouse and €10,000 for each dependent minor child. An unmarried, financially dependent child aged 18 to 25 who is studying abroad can use a separate application without multiplying the investment. The same post-study route is available regardless of age after completing higher education in Cyprus. A future spouse or minor child cannot be added to a study-route child's permit.
What if the main applicant's spouse wants a separate Cyprus permit?
The standard estimate includes the spouse on the main family application. The policy also allows each spouse to receive a separate permit without independently meeting the investment criteria, provided another application is submitted and the relevant fee is paid. Turn on the separate-spouse toggle to add the published €500 application fee. The spouse's ARC is counted only once.
Is the €50,000 income requirement another fee?
No. It is a secured annual income test. The main applicant starts at €50,000, with €15,000 added for a spouse and €10,000 for each dependent child. For the new residential-property route the qualifying income must derive from abroad; for the other three routes all or part may come from activities within Cyprus.
Does the calculator include VAT on a Cyprus property?
No. The official investor policy states that the €300,000 minimum for a house, apartment or other real estate is plus VAT where applicable. The calculator shows the qualifying purchase price before any applicable VAT and leaves VAT out unless you enter a confirmed amount as an ancillary cost.
Does the calculator include the future Cyprus residence-card renewal fee?
No. Future card renewal or replacement is outside the initial total. The current Migration Department announcement publishes a €50 fee with the completed MIP2 renewal form, but does not clearly state how that fee applies across a family or application. Confirm the charge when renewal is due.
Does Cyprus still grant citizenship for this investment?
No. Cyprus terminated citizenship by investment in 2020. Regulation 6(2) grants permanent residence. The residence right is of unlimited validity for the holder and adult dependants. Their cards expire after ten years and must be replaced. A card issued to an underage dependant is valid only until age 18.
